زمینه و هدف: سرزندگی محیط به‌عنوان معیاری اساسی جهت ارتقای حضور مثبت سالمندان در محیط‌های شهری تعریف می‌شود. این تحقیق با هدف شناخت عوامل مؤثر بر میزان سرزندگی محیط در فضاهای باز مجتمع‌های مسکونی از دیدگاه سالمندان در استان آذربایجان شرقی انجام شد.
روش بررسی: تحقیق حاضر به روش کیفی انجام شد. داده‌ها از نتیجهٔ مصاحبهٔ عمیق اکتشافی با ۲۴ نفر از سالمندان مجتمع مسکونی منتخب در شهر تبریز به دست آمد که با روش نمونه‌گیری هدفمند انتخاب شدند. محتوای مصاحبه‌ها به روش کدگذاری محوری باز و انتخابی تحلیل و در قالب درون‌مایه‌های اصلی و فرعی طبقه‌بندی شد.
یافته‌ها: عوامل مؤثر بر سرزندگی محیط متجانس با گروه سالمندان، در قالب پانزده درون‌مایهٔ اصلی پیکربندی فضا، تنوع کالبدی، هویت کالبدی، آسایش اقلیمی، محیط امن، راحتی، انعطاف‌پذیری، نگاهداشت فضا، خوانایی، مدیریت ارتباطات، تجمع‌پذیری، هویت اجتماعی، آرامش، امنیت روانی و تعامل ذهنی با محیط شناسایی گردید.
نتیجه‌گیری: براساس یافته‌های این پژوهش، عوامل مؤثر بر سرزندگی فضاهای باز مجتمع‌های مسکونی از دیدگاه سالمندان در قالب چهار بعد اصلی کالبدی، کارکردی، اجتماعی و روانی شناسایی و تبیین گردید.
